Property Manager

Job description

A Christian charity are looking for a Property Manager to look after their portfolio of commercial properties during a time of change and transformation. Some of these properties are used by the charity and some are let out on commercial tenancies. Many will soon be redeveloped, guided by their in-house development team and supported by this role.

You should have experience in commercial property management, including successfully ending and negotiating new leases, managing business rates and database management.
It is an essential requirement of the role that thecandiate must be of the Christian Faith.

Key Responsibilities:
-Managing the commercial estate of approximately 32 properties, to ensure that the use of the properties is optimised, income is maximised and that they are well maintained
-Undertaking property visits and inspections, including drafting inspection reports, schedules of works and schedules of dilapidations
-Letting and managing commercial property including ending tenancies, lease renewals & ensuring tenants are of suitable financial character
-Supporting the Property Development Team with related estates matters, including tenant and lease management and communications, site acquisitions and negotiations
-Undertake property visits and inspections, including drafting inspection reports, schedules of works and schedules of dilapidations
-Representing to contractors, tenants and consultants; the work, vision and mission of the charity including a willingness to share your journey to faith and the life transforming message of the gospel
-Engage in department prayer meetings, being prepared to lead on occasions
-Managing rent invoicing, payments and arrears
-Meeting budget targets on rents, costs, voids and arrears
Developing robust work processes and systems to ensure efficient management of the commercial estates
-Instructing and liaising with building, maintenance and building services contractors
-Managing the estate management database (Bluebox/Tramps), including data input, lease management and database development
-Managing business rates, including appeals, if required, using a third-party advisor

Skills and Experience required:
-Experience of managing commercial properties;
-An understanding of how Christian faith is outworked in the workplace and a willingness to engage in faith-based conversations;
-An ability to manage a diverse workload and prioritise tasks effectively
-Excellent verbal and written communication skills
-Skilled in database use Microsoft Office suite
-Educated to degree level or equivalent qualification
-Qualified or working towards a professional qualification (or equivalent) in property management or surveying, e.g. RICS
